- Is there a minimum age requirement to lease an apartment ?
- Yes, Nebraska law requires you to be 19 to "legally" be able to enter into a leasing contract.
- Will you do a 6 month lease ?
- All of our leases are for 12 months. However, they have "buy outs" which allows you to break the lease with a 30 day notice and a lease breakage fee of 1 months rent.
- Is there an application fee ?
- A $25 fee is required with the application. However, this will be credited to your security deposit if you ultimately rent from us.
- What are your applicant requirements ?
- Generally, you need to have "take home" pay of 3 times the rent, good credit for the last 12 months and a good reference from your current landlord, if one is available.
- What if my credit is bad ?
- A good landlord reference for the last 12 months can 'often' overcome bad credit. It depends on how recently you have had credit trouble. Also, the landlord reference can not be a relationship to you to qualify.
- Do you have a "Pet Policy" ?
- No dogs are allowed on any of the properties. Cats are ok... if you are a responsible pet owner. Other animals such as reptiles, birds or any other specie, will be taken into consideration on an individual basis. At this time, a pet deposit is not required. However, any pet related damages may be charged against your deposit when you move out or upon any other instance that brings it to our attention.
